5933 / 5937 Runoff

Original surveys from 2011

Surveys from when we both moved in. You brought me a copy of yours re: the mailbox and the deck overhang.

Groundhog Issue and Report

I will start with the groundhog issue we are all having (Bill Lee, Carl and Libby and all around the riverfront).

The groundhogs have dug holes – A NETWORK OF MANY SPOTS TO EXIT – meaning holes and ground loss. Our whole riverfront is sinking You also are experiencing massive tunnels as well as Carl and Libby and now Bill,

I paid wildlife and caught a few. He told me to give up.

THE MAIN ISSUE — 5933 & 5937 WINDTRACE

Windtrace Community Drainage Flowing Between 5933 and 5937

The properties at 5933 and 5937 Windtrace receive a significant amount of stormwater runoff from throughout the Windtrace community. During heavy rainfall, Windtrace Lane essentially becomes a paved channel, directing large volumes of water toward the drainage ditch between these two properties and ultimately toward the river behind our homes.

I have worked for years to protect my driveway, walkways, and property from this runoff. Despite those efforts, heavy rainfall continues to cause erosion and damage. My newer concrete driveway is already showing signs of sinking where water repeatedly overtops it.

Keeping both cul-de-sac storm drains open and functioning is essential to reducing the amount of water being forced toward our properties.

Ongoing maintenance of the drainage ditches is also critical. Leaves, branches, and other debris can quickly collect in the drainage path, creating temporary dams that redirect water and accelerate erosion. Water will ultimately follow the path of least resistance toward the river, so keeping these drainage areas clear allows the water to move through the system as intended.

For the past 16 years, I have consistently maintained the drainage areas on both sides of our property because if was easier for me to do years ago. I am getting to old to get in and dig and clear like I used to. But if together we clear from the middle of your yard to the river a path, it will begin to flow that way and will always be in need of clearing from time to time.

5937 WATERSHED

MY DRAINAGE REPAIR

FOR WATERSHED FROM BILL LEE DOWNHILL TO MY NEW CULVERT

This shows what I did last year due to the recent and ongoing flooding we are all experiencing. I had watershed streaming like a river from Bill Lee’s yard through and past the whole fence line I installed. I dug the ground down by maddox and created a new culvert/guide to divert the runoff back into the ditch that serves as drainage between Carl and Libby and myself. Carl agreed it was necessary.

The View From My Bedroom Window Looking At Carl And I’s Drainage Discharge on a Normal Rainfall – Opposite side of my home.

This shows the amount of water discharging from the drainage ditch between Carl and Libby and myself. This is NOT at max capacity. This is the reason for the previous ditch and new culvert I designed to allow the water coming downhill from Bill Lee’s home past my fence line to what is now a 4″ lower area and a new hand dug culvert.

MY (OUR) BATTLE WITH WATER DRAINAGE

This shows where I take on water that JUMPS over my driveway lip that is 2″ tall.

OUR SHARED DRAINAGE AT WORK TODAY

8-17-2026 5:34pm Medium Rainstorm

I went out after receiving the letter from David recently and made this video during a medium rain storm. Just to see for myself and have acknowledgement that the ditch and drainage are going wherever they want to. We can redesign this with a collaborative effort that I am very open to discussing with you both and figuring out the best way to get the water (that is going there no matter what) to go in as best a design for the least amount of damage to yards and add a more aesthetic look.

If you like I could bring home rocks (I have as much as I can haul each day-so A LOT OF SMALL BOULDERS). And we can use those to slow the water down and can slowly decorate and mitigate the fast flow. We could start up top for aesthetic and mitigation because that way the water slows BEFORE it get to your big drop off in the rear of you home.

Mitigate Damage From Middle of 5933 LOT to River

That is the first thing that needs designing/clearing/dug. With the goal that mother nature will take the path it wants, we just have to follow the lead and work with it. It is totally doable on your side. Get a great look and for the least investment. (I am willing to assist and help with the effort if you so chose after reading and digesting all of this).

Once we slow the current we can spend some money to add a half truckload of river rock to decorate with. My guys Jason and Raul will help). You will be the main persons to enjoy that look as you could look out and see the water when it is flowing from your home kitchen window or deck. And when dry it will stand out nicely. Just my thoughts totally, of course.

And, it will still have to be kept up and cleaned from time to time.

Storm Drain Blockage

Should be moved to the right to allow a larger amount of water to drain.

Recent Trimmings of Large Limb Cut Off / Thrown In Ditch

This was the recent limbs left in the ditch PRIOR to Stormwater coming out August – Sept 2026. David severed the limb from the Hackberry out front cut up the tree and dropped it all large branches included… into the ditch. I quickly removed them when I saw them to prevent more erosion and severe damage both up and down the ditch line. For both our sakes.

Then There Was The Downed Tree From Your Yard – 2 Years Ago

This is a portion of the tree that remained after day one of clearing it myself. The tree was massive.

David came home, looked over at me… and went inside. I did feel offended admittedly that he did not acknowledge it. But, I just did it all myself. That is what neighbors do for each other. I figured he must not be interested or care.

5933 and 5937 In Harmony

So, shall we get back to what worked for years. It seems better to get along, find solutions work in harmony. Accept each others misgivings. I take things the wrong way. I feel as of late now so do you. You did not knock the tree down in 2024. You just left me alone and let me deal with it. I worked it out as best as I could, less fixing my gutter yet..

And that would be real nice if the both of you all and the both of us moved into a place of diplomacy and courtesy and neighborliness.

Call/text me anytime. If I don’t answer PLEASE leave a message or text me. I will get back ASAP.
